Maitland Green I and II are two suburban office buildings located in the most desirable suburban office submarket in Orlando Florida. Maitland Green I is a 111,000 square foot class B building that was 12% occupied at acquisition, and Maitland Green II is an 85,000 square foot class A office building that was 85% leased at acquisition.  The buildings were acquired together through a distressed recapitalization at a deep discount.  The strategy is for the Fund to provide the capital necessary to fund TI, commissions and carry through lease up. The building was acquired with 100% equity.  Debt will be obtained at a future date as the lease up strategy is implemented.

 

The joint venture partner and property manager is the Stiles Corporation, one of the premier real estate and development companies in Florida. Stiles manages a portfolio is more than 7 million square feet of commercial space.  Stiles has won numerous awards including developer of the year from NAIOP in 2010.
