Winooski Falls Winooski, VT Winooski Falls is an award-winning mixed use development with residential, retail and commercial uses. It is Vermont's largest redevelopment initiative to date, and this public-private development effort is supported by the city of Winooski, State of Vermont, and other federal and regional stakeholders. Located adjacent to the falls of the Winooski River in the heart of downtown, the site is only half a mile from I-89 and within one mile of three major academic institutions: University of Vermont, Champlain College, and St. Michael's College. The Winooski Falls master plan will involve not only the development of residential, retail, and office space, but also the preservation of over 100 acres of adjoining riverfront property for open space and recreation. The new park connects to the Winooski Falls neighorhood via a new $2 million boardwalk promenade, The Riverwalk.
The USA Fund purchased as value add assets Keen's Crossing, a four-building, 213-unit mixed income apartment complex (85% occupied at acquisition), and the retail component of Spinner Place, a mixed-use building with 16,000 SF of ground floor retail. We are developing The Cascades, consisting of 70 waterfront condominium units, in partnership with HallKeen, which was designated Residential Developer in May 2003. HallKeen has been creating and managing mixed-use development since 1991 and specializes in the conversion and rehabillitation of historic buildings through joint ventures with community organizations.
