This core plus acquisition is a 9-story Class A office building that was 78% leased at closing. The seller and primary tenant is AT&T. The transaction was structured as a 10-year sale-leaseback for 69% of the building.

 

Property amenities include structured parking, valet service, cafés, on-site daycare, and shuttle bus service to Downtown New Haven.  The building is part of the Long Wharf Maritime Center, a 700,000 SF Class A office complex with direct waterfront views of New Haven Harbor and Long Island Sound.
